Bathroom Remodeling As An Investment

Posted on Wednesday, January 25th, 2012

The two rooms in every house that have the biggest impact in a home’s value are the kitchen and bathroom(s). Remodeling is a great way to revive the look of an old home, restore original splendor, and renew functionality. After you plan your budget, start shopping around for contractors that have good reputations and provide the most value.

In kitchens, it’s a fairly straightforward proposition: new appliances, counter tops, cupboards, back splashes, sink, and faucet. Bathrooms can be a little more tricky since they are normally smaller. With less room, their is a larger need for working around constraints. Often, the solutions require customization.

How To Get The Most Out Of Bathroom Remodeling

There are 6 main considerations in bathroom remodeling: size, the bath/shower, sink/counter top, cupboards, toilet, and tile. First, if you can enlarge a bathroom without making a dramatic difference on other rooms, do that first. Most of the time, changing the size of a bathroom isn’t an option so you move onto Plan B.

Bath tubs are normally the focal point of a bathroom – hence the namesake. Everything else, like the sink and toilet evolve around the tub. If you want to get the biggest bang for your buck, focus on the tub and area around the tub for the most effect. Bath systems can be installed that are safe, easy to clean, and control pressure and temperature to add luxury at minimal cost.

The next consideration is the wall and floor coverings. Since bathrooms get wet, ceramic vinyl, and acrylic are the only appropriate materials. Ceramic is more expensive because it is harder to produce, but it retains a like-new look for decades. Acrylic can be made to look like anything, is extremely strong, and very durable as wall coverings.

Toilets are fairly standardized, but sinks can be built into the counter top to cut costs or they can be customized and laid-in. Remember, the more customization required, the higher the cost of the remodel. If your goal is to generate a return on your investment, you will need a professional to guide you through the process. They will let you know where your money will give you the biggest bang for your buck.
